Catering arrangements:  Our residents’ kitchen is designed so you can wake up at your leisure and self-cater your own breakfast.....we provide all the food and beverages you’ll need to nourish you and meet with your own specific dietary requirements..... just let us know what these are when you make your reservation. 

Equipped kitchen:  Our residents’ kitchen is fully equipped for your convenience and has an oven, hob, microwave, fridge, kettle, toaster, iron and ironing board, table and chairs.  There’s also a washing machine and tumble drier for our long-stay guests.  Short-stay comfort combined with holiday flexibility!

Away from home on business:  We provide the ideal accommodation for business travellers needing long-stay ‘home from home’ comfort and quick and easy access to major commerce and industry within Western Cumbria.  We can offer flexible short or long stay serviced accommodation.

Safety and peace of mind:  Solo female guests should feel particularly secure knowing that there is a resident guard dog at night and the business owners live on the premises.

Security, storage and parking:  There’s a large car parking area on site and a dry, secure lock-up store for bicycles etc

Motorhomes/Camper Vans: We welcome travelling visitors who enjoy the thrill of not booking their overnight stop ahead of time and prefer to just pitch up with their recreational vehicles or coach and horses!  Our site has possibly one of the best views in the world!


Convenience:  We’re conveniently situated on a busy crossroads, just outside Broughton-in-Furness on the A595, the gateway to the Western lakes.  You can walk to the small market town’s butcher, baker, post-office, café or any of 3 traditional pubs from here in 10 minutes.....downhill!  

Tourist Attractions:  Major ‘Lake District’ tourist attractions include Coniston, Tarn Hows, Wastwater and Sca Fell Pike.  Locally, we’re close to Cumbria Heavy Horses, Muncaster Castle and The Ravenglass and Eskdale Railway.

Walkers and cyclists:  The Cumbrian ‘Coastal Way’ passes our door and many popular cycle routes pass this vantage point, high on the hill.  An ideal base for a cycling tour of the Western high passes and cycle routes or for memorable walking weekend breaks.

Breath-taking location:  We’re at the gateway to the Western fells and Lake District, on the crest of a hill with convenient access to road and local rail networks.

Amazing natural landscapes: There are plenty of great walks in the vicinity making our destination popular for dog owners and outdoorsy folk. Dog wash station and muddy boots store on site!

Unsurpassed views:  The Duddon estuary, river valleys, pasture and woodland all provide an incredibly rich habitat for wild birds, abundant wild flowers, and many wild animals.  Come and share it with us.....Wordsworth loved it so much he wrote sonnets about the Duddon Valley!

Heritage:  We’re on the doorstep of a thriving historic ‘Charter’ town, complete with market square and stocks to ‘lock up the baddies’, a public billiards room, a charming chiming town clock,  an ancient church and beautiful grave-yard, the region’s annual agricultural show and 5 local pubs serving real ale and scrumptious food.  Should we mention our famous Lake District poets, storytellers, philanthropists, daring speed-boat racers, marvellous miniature railways, fishing villages, real castles and court jesters, old mills with forgotten waterwheels?
